What this site collects, what we do with it, who sees it, and how to tell us to stop.

Effective October 11, 2026 · Little Scholars Real Estate · California DRE #01299139

The short version

  • We collect what you type into our forms and valuation tool, plus standard analytics about how the site is used.
  • If you add a property address or an email to the valuation tool, your entries and your estimate are sent to our team when you run it, even if you never press a send button.
  • We use what we collect to answer you, prepare valuations and reports, bring sellers and buyers together, and stay in touch about childcare real estate.
  • We don't sell your information, and we don't give a center's name or financials to a buyer unless the owner has agreed.
  • Email alan@littlescholarsre.com to see, correct or delete what we hold, or to stop hearing from us.

Who we are

Little Scholars Real Estate is a real estate brokerage that works only on childcare businesses and childcare properties. It is a division (d/b/a) of Future In-Site Realty Associates, Inc., a California corporation. California DRE license #01299139. In this policy, "we," "us" and "our" mean that company.

This policy covers littlescholarsre.com and the emails, mail and calls connected with it. If you sign a listing agreement, a non-disclosure agreement or another contract with us, that contract also applies, and where it is stricter than this policy it controls.

What we collect

Information you give us

Contact and inquiry forms
Your name, email address, phone number if you add one, and on some forms your center's address. These forms appear on pages across the site.
Sell Your Center form
Your name, center name, email, phone, center address, what you are thinking of selling, and licensed capacity.
Valuation tool
The figures you enter, such as revenue, earnings, rent or net operating income, licensed capacity, enrollment, tuition, number of centers, building size, state and market. Also a property address and an email if you add them, and the value range the tool shows you. If you ask for the full report, we also invite you to add your name, a phone number, when you bought the property and what you paid. Those four are optional.
Newsletter and market report
Your name and email, and a phone number if you add one.
Documents and messages
Anything you email or upload to us, such as a profit and loss statement, rent roll or lease, and notes from our calls and meetings with you.

When the valuation tool sends us your entries

You can see a value range without giving us your name or contact details. Your entries reach our team in three situations:

  1. You added a property address or an email before running the estimate. When you select Estimate, the address, the email if you gave one, the figures you entered and the resulting range are sent to us, whether or not you ask for anything else.
  2. You typed an email into the tool. We treat that as a request for the report. It is sent to us shortly after your estimate appears or when you leave the page, even if you did not press the request button.
  3. You request the report or submit a form.

If you add neither an address nor an email, we receive only the analytics described below. Those include the revenue figure from the quick estimate and the value range shown, without your name or contact details.

Information collected automatically

  • Usage analytics. Pages viewed, approximate location based on IP address, device and browser type, the site that referred you, and actions such as starting a form, running an estimate, switching language, or selecting a phone or email link. For the valuation tool this includes the type of estimate you chose, the revenue figure entered in the quick estimate and the value range displayed.
  • Advertising measurement. Tags from Google Ads and from OpenAI (for ads shown in ChatGPT) record that a visit or a form submission followed one of our ads. Google's tag can also be used to show our ads to past visitors on other sites.
  • Where you came from. With each form submission we record the source of your visit (for example a search engine, an ad, an AI assistant or a link), the first page you landed on including any ad-click identifiers in its address, the page you submitted from, and the referring page.
  • Browser storage. The site stores a few items in your browser: your language choice, a record of your first visit (kept up to 90 days), whether you have already unlocked the market report, and short-lived flags that last until you close the tab, such as one that stops a pop-up from showing twice. Our own scripts use your browser's local storage rather than cookies. The Google and OpenAI tags set their own cookies or similar identifiers.
  • Server logs and fonts. Our web host keeps standard server logs, including IP address, time and the page requested. Fonts are served by Google Fonts, which receives your IP address in order to deliver them.

Information from other sources

  • Public and commercial records. We compile business contact details and facts about childcare centers and properties, such as ownership, licensed capacity and sale history, from state childcare licensing records, county property records, business registries, commercial real estate data services, professional directories and company websites.
  • Lookups after you contact us. When you send us an inquiry we may look up public information about your center, such as its license, capacity, ownership and property records, so we are prepared when we reply.
  • Other people in a transaction. Brokers, buyers, sellers, landlords, lenders and others may give us information about you in the course of a deal or a referral.

How we use it

  • To answer your questions and prepare estimates, valuation reports and broker opinions of value.
  • To provide brokerage services: marketing a business or property, identifying possible buyers, sellers, landlords or tenants, supporting due diligence and closing a transaction.
  • To contact owners, operators, landlords and investors about our services and the childcare real estate market, by email, mail and phone.
  • To send market updates to people who subscribed to our newsletter or downloaded a market report.
  • To run and improve the site and the valuation tool, measure our advertising, and filter out spam and test submissions.
  • To meet legal, licensing and record-keeping obligations and to resolve disputes.

Automated tools and AI

The instant estimate is generated automatically from the figures you enter and our record of childcare sales. It is a directional range for planning. It is not an appraisal and not an offer.

We also use software, including AI tools run by third-party providers, to sort and summarize incoming inquiries, look up public information about a center, draft reports and messages, and compare inquiries against buyers we know. Some confirmation and follow-up emails are sent automatically from templates.

These providers process information on our behalf. We use account settings that opt out of having our data used to train their models where the provider offers that setting.

People, not software, decide how a business or property is priced and marketed and who is introduced to whom.

Who we share it with

Our team
The brokers, agents and staff who work on Little Scholars Real Estate inquiries and transactions.
Service providers
Companies that work for us: form delivery (Web3Forms, which keeps a copy of submissions for a limited period under its own privacy policy), email, messaging and file storage, customer and task management, website hosting, analytics and advertising (Google and OpenAI), AI tools, contact-data and email-verification services, printing and mailing vendors, and scheduling tools.
Brokers and deal participants
Cooperating and referral brokers, escrow and title companies, lenders, attorneys and accountants, as needed to carry out a transaction you have asked us to pursue.
Buyers, sellers, landlords and tenants
Only what the owner has authorized. We do not disclose a center's identity or financial details to a prospective buyer unless the owner has asked us to market it or agreed to the introduction. Buyers are normally asked to sign a confidentiality agreement first.
Legal and regulatory
Courts, regulators and others when the law requires it, or when needed to protect our rights or someone's safety.
A successor
A buyer or successor of our brokerage, if the business is sold or merged, under commitments consistent with this policy.

We do not sell your personal information, and we do not rent or trade our contact lists. Information about your visit does reach Google and OpenAI through the analytics and advertising tags described under Cookies, analytics and advertising.

Emails, mail and calls

  • If you contact us or request a valuation or report, we reply by email or phone at the details you gave, and we may follow up about your center.
  • If you enter your email in the valuation tool, we use it to send what you asked for and to follow up with you directly. It does not subscribe you to our newsletter.
  • If you sign up for the newsletter or download a market report, we send periodic market updates.
  • If we found your business contact details in public or commercial records, we may write, email or call to introduce our services.

To stop marketing messages, reply "unsubscribe" to any email from us, or email or call us using the details under Contact us. We keep a do-not-contact list so the request sticks, which means keeping your email address on that list. Messages needed for a transaction you have asked us to handle will still be sent.

Cookies, analytics and advertising

These companies may collect information about your activity on this site and combine it with your activity on other sites over time.

You can block cookies or clear site storage in your browser settings. The site and the valuation tool still work if you do.

Do Not Track. The site does not currently respond to Do Not Track or Global Privacy Control signals from your browser. The opt-out tools above are the way to limit this collection.

Your choices and requests

You can ask us to:

  • tell you what personal information we hold about you and give you a copy,
  • correct it,
  • delete it, or
  • stop using it for marketing.

Email alan@littlescholarsre.com with the subject "Privacy request." We may ask for enough detail to confirm the request comes from you, and we will respond within 30 days.

We may keep information we are required to keep, such as records of a transaction, and the minimum needed to honor a do-not-contact request. Some states give their residents specific privacy rights. We offer the choices above to everyone, wherever you live, and we will not treat you differently for using them.

How long we keep it

We keep inquiry and contact records for as long as there is a reasonable business purpose, such as an open conversation, a possible future transaction or our do-not-contact list. Records of an actual transaction are kept for the period that real estate licensing, tax and other laws require. When we no longer need information, we delete it or remove the details that identify you.

Security, children and location

Security. We limit access to our team and our service providers, and we use established providers for email, storage and form handling. No website or email system is completely secure. Please do not send Social Security numbers, bank account numbers or passwords through our forms or by email.

Children. This site is for business owners, investors and their advisors. It is not directed to children, and we do not knowingly collect personal information from anyone under 16.

Location. We are based in the United States, and the site is intended for people in the United States. Information is processed here and by service providers that may process it in other countries.

Other sites. Pages we link to are run by others and follow their own policies.

Changes to this policy

When we change this policy we post the new version on this page with a new effective date. If a change is material, we add a notice at the top of this page describing what changed.
