Owners who track their value use it to make smarter spending decisions (does this renovation return more than it costs?), to spot operational improvements (a thin SDE margin usually means undocumented add-backs or a tuition gap), to evaluate growth (what does a second site do to my multiple?), to set a baseline they can measure progress against, and to be ready — because the best offers tend to arrive unsolicited.
Preparation pays measurably: recent industry analyses find owners who spend 18–24 months getting buyer-ready net materially better after-tax outcomes — often by a quarter or more — than those who sell cold.
The levers that move the number
Occupancy is the biggest: manage it toward a target — not just raw enrollment — because centers above ~85% of licensed capacity command a premium on earnings, often half a turn of the multiple or more. Next is the bench: a director and team that run the center without you removes the key-person discount. Then the facility and the lease — deferred maintenance and short lease terms quietly erase value.
